    Your rental income is secure in our Trust Account
    Owners are paid monthly on the 1st working day of every month
    If a tenant is one day late with the rent it constitutes a breach of the tenancy agreement. Our strict zero tolerance for rent arrears is monitored daily.
    Efficient recording of rents, experience with tenancy law and our proactive systems in place will safeguard your investment.

  • Reference Checks

    Our effective tenant selection process will reduce the likelihood of a bad tenant.
    Baycorp credit checks are run on each new tenant plus Previous Landlord check and Employment Checks.
    If applicants are new to NZ we check their work/study/holiday visas and their bank statements.
    A photocopy of Drivers Licences or passport will be retained on our files.

  • Property Inspections

    Property inspections are conducted 6 monthly. On request these can be completed 3 monthly and may be a requirement for your insurance (please check with your insurance provider).
    You will receive a detailed report on the condition of your property and photos of any maintenance or repairs required.

  • Mediation & Tribunal Representation

    Mediation is a good way to get an issue sorted quickly without having to go to the Tenancy Tribunal. A dispute between a Landlord and tenant can be resolved informally through mediation resulting in both parties happy with the outcome. The agreement reached will be legally binding. If it is necessary to go to the Tribunal for a hearing our skill of being well prepared and experienced will give you the best chance in succeeding.

  • Repairs & Maintenance

    It is a Landlords responsibility to maintain a rental property and ensure that the property is safe and healthy to live in. The Landlord is responsible for cleaning of the chimney and maintaining the smoke alarms. We have a good network of service people and we advice all owners to allow us on their behalf to carry out repairs promptly to prevent further damage.

  • Rental Appraisals

    Our Rental appraisals can be prepared for you if you want to check the current market rent or if you have found and investment property to buy and simply need the property appraised. You can also call us anytime to discuss a particular property or the rental market in general; we know the rental market so well!

  • Casual Let Service

    Our casual let service takes care of finding the tenant only for you; we understand a lot of owners like to manage their properties themselves but like the expertise of an agent to place the right tenant.
